Rooms & Rates

Our rooms are individually climate controlled and cooled with swamp coolers, air conditioners and ceiling fans. The Orchard House is a no-smoking property. Rates vary somewhat by season; please call or email for rates and reservations.

Besides individual or family reservations, we welcome small gatherings, such as meetings or weddings, not to exceed 10 persons. We offer fine dining and accommodations in a quiet atmosphere with an outstanding view.

Our Pets Policy: Well-behaved, well-socialized pets who stay off the furniture are welcome. Although the guest rooms are named after our pets, they do not live in their respective rooms (in fact, sleeping with them is discouraged)!

Our Cancellation Policy: If your plans change and you are unable to stay with us, please cancel your reservation 10 days prior to the first night's stay or we will have to charge you for that first night.

	Conrad's Room The signature room of The Orchard House is the big upstairs suite. It offers premium views of the Grand Mesa and Bookcliffs from windows facing the north and east. This room is furnished with brass and country oak graced with calicos in navy blue and highlighted with Battenburg lace. A large private bathroom and sitting room adjoin Conrad's room. This room may be combined with Zoe's room as a bedroom suite for a family or two couples (who are friends as bathroom is shared): $99/night or en suite with Zoe's room for $160/night for both.
	Zoe's Room Zoe's room offers a large window seat from which to view the Grand Mesa, a bedroom suite featuring a pencil post bed and fabrics in russet, green and cream tones. This room may be combined with Conrad's room as a bedroom suite for a family or two couples (who are friends as bathroom is shared): $99/night or en suite with Conrad's room for $160/night for both.
	Oliver's Room Downstairs, in Oliver's room, two windows to the east bring light onto a queen bed just like the one at home. Country style furnishings and a teal, cream and rust theme are carried out in this room. The private bath, just a step away from the bedroom door also offers a spectacular view of the Grand Mesa: $89/night.
	Cameo's Room The cherry furnishings and woodland scenes decorating the walls enhance this downstairs room. The wicker chair in the corner adds a nice comfortable touch. Two extra-long pillow-top twin beds can be joined to make a cozy king, and a private bath make for a comfortable match: $85/night.
